What goes around, comes around, as they say. That's certainly the case when it comes to mixed use development. The trend is often described as "creating urban developments in suburban locations." In doing so, the practice rather closely mimics the way neighborhoods in this country "urbanized" in our country's first generation. Then as now, it was a way to bring convenience to higher density living. It required less land to accommodate a larger population with all of the resources needed on the ground floor of a very walkable environment. Motivations today may be different, but it can't be denied that many are finding neighborhood living suits their style!
From an engineering and planning perspective, this kind of development requires a different set of assumptions about things like the projected use of infrastructure (water, sewer, power, communications) as well as a different approach to accessibility, with greater consideration given to pedestrian travel, biking and a completely different set of factors affecting things like roads and parking.
