The Crossings is an apartment project consisting of 3 multi-story buildings on the east side of the Iowa River along Gilbert Street between Benton Road and Highway 6. The property was part of a major redevelopment project adjacent to the River that included Riverfront Crossings City Park. The block had been home to an aging lumber yard and assorted small industrial occupants. Demolition required thorough survey work to identify existing topography, grading requirements dictated by the completion of the park and assessment of site cleanup required prior to construction. The development proceeded in three phases, with the property developed from the south. MMS handled survey work, site design, permits and construction documents.
