Turning an Overlooked Parcel into a Regional Attraction

Harley Davidson Motorcycle Dealerships are a special kind of retail store. They are part vehicle dealership, part tourist attraction, and vibrant retail outlets wherever they appear. Finding a highly visible location is always key and, when the McGrath Motor Sports people were planning their Iowa City area location, an interesting option presented itself.

Hawkeye Harley map.jpgThere was an long-overlooked parcel between the railroad tracks and the I-80 Interstate adjacent to the I-380 interchange that was a great potential site. It was extremely visible from the I-80 highway and located just south of a regional arterial. The railroad tracks and a considerable setback from any local access made the site problematic for any conventional retail and the size limited development to a single location. It was a combination that perfectly met the developer's needs.

The site was situation in a low-lying area, so MMS provided survey work and stormwater management planning that ensured the site would work out. We also provided construction staking, access planning and all related site documents. We helped acquire all needed permits and worked to keep the project on target and on time.
