Redhawk Subdivision

Redhawk Subdivision is situated in one of the fastest growing areas in the Corridor. The project is located immediately south of the new University of Iowa Hospital on Wheaton Road and west of Coral Ridge Avenue in Coralville, and is a mix of multi-family residential apartments and commercial businesses. The 965 Flats apartments feature a mix of amenities including a clubhouse, pool, dog park, and a walking path surrounding the stormwater detention basin and constructed wetlands.

Redhawk Subdivision has a total of 366 units and 7 commercial properties situated on 21.56 acres. Parking for the 965 Flats development is a mix of underground and outside parking. Construction of the public and private infrastructure improvements began in the summer of 2019 and was completed in winter 2020. Construction of the apartment buildings and commercial properties began as construction of the infrastructure was wrapping up, and continues at this time, with the final phase of 965 Flats currently under construction.

MMS Consultants provided a multitude of services for this project, including wetland delineation, conceptual site planning, survey, platting, construction staking, construction documents, and administration. The site required a comprehensive planning design that includes design to accommodate off-site stormwater through the site, and public utility infrastructure to be incorporated into the on-site stormwater detention basin. A public lift-station for sanitary sewer was required with the design of this subdivision. This site also included the design of a constructed wetlands to treat stormwater runoff prior to being detained in the basin.
